Not sure if there is enough space available to build a reasonable size dwelling on it, as is. Would maybe need to install water diverting tubes so the water could run its natural course underneath or channel it to flow on one side vs the middle of the lot. Though this could also be a good lot to expand one of the adjoining yards by 0.26 an acre or this could be a good camping spot (there is less of a supply than the demand in this area).
