Step 1 of contract, send me 40 to get the contract started. Money talks and I'll know I'm dealing with a serious buyer. I'm just asking for what it costs me to draft up the contract, drive an hour and pay a notary.
Step 2 I send you a Notarized Contract stating the 40 received and we are opening a contract offer to you, once the 360 more is received and buyer signs their page with Notary Public accepting the property.
Step 3 seller will sign the closing page transferring property to buyer, w the only core contingency, buyer promises to make the monthly payments without being more than 120 days late.
If you needed more time to make a payment I don't think I ever let anyone down, I just need something on paper in case buyer walks away and stops communicating with me, then after such a time, of no contact, I can move on with selling this property.
