I live in Missouri, so this is how I would like to do this after you reviewed the property and the contract...
Step 1 send me 40 bucks to validate your interest and I will go get the opening page of the contract completed with Notary Public and sent back to you, costs me about 40 with drive time to do that.
Step 2 I send you the Notarized Contract opening page stating the 40 received and we are opening a contract offer to you, once the 460 more is received and buyer signs their page of the contract with a Notary Public too.
Step 3 Seller will sign the closing page transferring property to buyer, w the only core contingency, buyer promises to make the monthly payments without being more than 120 days late. Though I just need something on paper in case buyer decides to walk away and not say anything, after a reasonable time, I need to move forward. I never let anyone down, at least not if I can help it.
